The Waxdale Facilities Senior Analyst leads several contractors and an internal team of technicians (WAXIES) in the safe and cost-effective delivery of day-to-day facility operations, services, and maintenance activities related to general buildings and grounds, while supporting other internal technicians and contractors who perform HVAC, pipefitting, electrical, and instrumentation work. In addition, the Facility Senior Analyst will lead the Environmental Operations (Can Crusher) team, which is responsible for recycling scrapped product and associated packaging. The Facility Senior Analyst will also track utility usage and reports out on savings from on-site wind turbines and cogeneration.
KEY RESPONSIBILITIES:
In this role you will be responsible for the site buildings and grounds. These responsibilities will include budget development and maintenance, review and monitoring of current processes, supporting site engineering in efforts aligned with optimizing site efficiency, oversight of projects and contractors supporting routine and non-routine facilities and grounds maintenance, routine maintenance contract management, compliance with all applicable internal and external regulations, and training of all utilities and facilities staff.
Management of the following list of typical WAXIES and Can Crusher work:
Repairs/replacement of doors and door hardware, ceiling tile, windows, etc.
Moves and new installations of items, such as warehouse racking, bollards, and backstops, tank and ladder swing gates, interior and exterior signage, fans, lockers, furniture, appliances
Quarterly ladder inspections
Bicycle and Tricycle repair
Concrete inspections
On-site event setup and takedown
Eyewash and shower inspections in carpenter shop, electrician crib, battery room, custodial crib
Exterior parking lot barricading for construction
Confined space permitting and monitoring support
Recycling activities of scrapped product and associated packaging
PMs on can crusher and shredder equipment
Management of the following contracted work:
Custodial
Landscape Maintenance
Snow Removal
Pest Control, including birds
Crane/Hoist Maintenance, includes Below-the-Hook Devices
Fire Door Inspections/Maintenance/Repairs
Overhead door and dock lock and leveler Inspections/Maintenance/Repairs
Elevator Inspections/Maintenance/Repairs
Freight lift Maintenance/Repairs
Roof leak repairs
General facility Inspections/Maintenance/Repairs
Spring and fall dock cleaning
People management for WAXIES and Can Crusher team
SAP responsibilities to include Work Order Management, Preventative Maintenance Plans and material procurement
Project management
Work with Engineering team to Identify and prioritize capital improvement projects
Monitor contractor activities
Manage budget and schedule:
Utility tracking & reporting and Invoicing
Key management - Maintain inventory and master log; Issue keys when requested
Contractor Safety support
REQUIRED EXPERIENCE YOU’LL BRING:
Bachelor’s degree in industrial, structural, mechanical, or manufacturing engineering.
3+ years of experience working in Facilities at a large manufacturing plant
1+ years of contractor management experience
PREFERRED EXPERINECES AND SKILLS:
Project management experience related to manufacturing processes, alternative energy including budget and schedule tracking generation such as wind and cogeneration, and steam power.
Process safety management experience related to LPG.
Able to collaborate to influence internal and external customers and engineers to meet business specific needs.
Work experience in the trades (plumbing, HVAC, electrical, carpentry)
Experience creating work orders and running reports in SAP
8+ years’ experience working in Facilities at a large manufacturing plant
Technical drawing interpretation
Excellent verbal and written communication skills
Computer skills: Microsoft Office applications (Word, Excel, Powerpoint)
